NAI Keystone’s Bryan Cole handled a lease renewal for The Reading Hospital & Medical Center at 2101 State Hill Road in Wyomissing.
The total leased space was 16,554 sf. and is utilized for their Physical Therapy Operations.
Bryan Cole assisted the hospital in renegotiating the terms and the economics which ultimately ending in a savings of over $250,000, over the term of the lease or approximately 12% savings annually.
Bryan utilized his detailed market knowledge to help get the best pricing possible while maximizing the incentives.
The property is owned and operated by Interstate Commercial of New Jersey. Some of the co-tenants in the center are Starbucks, Metro Bank, Salad Works, and a former Rite Aid Suite.
Bryan recommended to the Hospital as he does all of his clients to start renegotiating leases well within 1 year in advance to ensure they have the most leverage possible. If a client waits to long to start the process it may be placed in a position to renew at un-favorable conditions.
